Golf resort property in Spain: more than a home by the fairway

A golf resort home puts you inside a managed community with the course, clubhouse, pools and often shops and restaurants on your doorstep.

Spain's year-round climate means the course is playable in every month, which is why resorts on the Costa Cálida, Costa del Sol, Costa Blanca and the Canaries attract buyers from across northern Europe.

Many were purpose-built in the last twenty years, so you'll find modern apartments, townhouses and villas rather than older Spanish stock. Non-golfers buy here too, for the security, upkeep and ready-made social life.

How golf resort prices compare

Expect to pay a premium over similar-sized property in nearby towns, largest for frontline homes looking straight down a fairway.

The size of that premium varies a lot by resort: Murcia's large purpose-built communities are among the most affordable ways to buy on a course, while established Costa del Sol addresses sit at the top of the market.

Resale apartments on the bigger Murcia resorts often start well below the price of a comparable coastal apartment, which is a large part of their appeal. Use the price data on each resort's search page to compare like for like.

What it costs to run a resort home

Resort living comes with community fees that are usually higher than a standard urbanisation, because they cover security, landscaping, pools and shared facilities. Budget from a few hundred to over a thousand euros a year for an apartment, and more for a villa.

Golf is charged separately: owning on a resort does not normally include membership, though residents often get discounted green fees or annual passes.

Annual memberships vary widely, from around €1,000 to several thousand euros, with pay-and-play green fees roughly €40 to €150 depending on course and season. Standard Spanish ownership costs apply on top, which our buying costs guide covers in detail.

Living on a golf resort

Daily life is quiet and organised: gated entrances, maintained grounds, and neighbours who are largely fellow owners or holiday renters. Most resorts have a bar-restaurant and a small supermarket, but you'll usually drive for a full shop, so check distances to the nearest town, beach and airport.

Rental demand is steady from golfing visitors, which suits owners who want to let when they're away. Before buying, ask about the community's finances, any planned levies, and whether the course is owned by the community or a third party, since that affects long-term certainty.
